Window Maintenance: Beyond Dirty Windows

One of the most common comments received after a window cleaning is:

"I think this window was missed."

In many cases, the glass has been cleaned properly, but the condition affecting its appearance is not dirt on the surface of the glass.

Windows are exposed to weather, sunlight, moisture, airborne contaminants, and normal aging. Over time, various conditions like the failure of window seals can develop, making glass appear dirty, cloudy, stained, or damaged even after it has been professionally cleaned.

Understanding the difference between dirt and permanent or semi-permanent glass conditions can help building owners and property managers make informed maintenance decisions.

**Failed Window Seals**

Insulated glass units contain two or more panes of glass separated by an air or gas-filled space. When the seal around the perimeter of the unit fails, moisture can enter between the panes. This often appears as:

- Cloudy or hazy glass

- Condensation between panes

- A dirty appearance that cannot be removed through cleaning

- Mineral deposits inside the sealed unit

Because the issue exists between the panes of glass, no amount of cleaning will restore clarity. The insulated glass unit typically requires replacement.

**Hard Water and Mineral Staining**

Water contains naturally occurring minerals. When water repeatedly dries on glass, these minerals can be left behind as hard water stains. Over time, mineral buildup can create:

- White spotting

- Hazy patches

- Streaking that remains after cleaning

- Permanent etching in severe cases

The longer mineral deposits remain on the glass, the more difficult they become to remove.

**Frame Oxidation**

Older aluminum window frames can oxidize as they age. This window frame oxidation may wash onto adjacent glass during rain events, creating:

- Grey staining

- Black streaking

- Milky or cloudy appearances

Because the source of the staining is the window frame itself, the issue often returns even after cleaning.

**Sealant Staining**

As building sealants age, oils and other compounds can migrate from the sealant onto nearby surfaces. This may appear as:

- Black streaks below joints

- Dark staining near window perimeters

- Residue that resembles dirt or organic growth

In many cases, the staining originates from the aging sealant rather than a lack of cleaning.

**Scratches and Surface Damage**

Scratches can become more noticeable after a window has been cleaned. Dirt, dust, and environmental contamination often mask existing defects. Once the glass is clean, previously unnoticed scratches may become visible under certain lighting conditions. For this reason, visible scratches and glass damage should be documented whenever identified.

Professional window cleaning procedures use soft applicators, squeegees, and non-abrasive cleaning methods. Under normal conditions, no tools or equipment capable of scratching glass are used during standard cleaning operations.

**Broken or Damaged Glass**

Cracked or broken glass presents unique challenges during exterior maintenance. Cleaning activities can place additional stress on already damaged glazing, potentially causing further failure. For this reason, damaged glass should be identified and assessed before cleaning proceeds. In some circumstances, specific authorization or waivers may be required before work is performed on broken or compromised glazing.

**Looking Beyond the Surface**

Not every dirty-looking window is actually dirty. Many conditions that affect the appearance of glass originate from failed seals, window frame oxidation, aging building materials, environmental exposure, or damage to the glazing system itself. Understanding the difference between dirt and underlying building conditions helps property managers and building owners make informed decisions about maintenance, repairs, and replacement planning.

At Vertex Building Maintenance, our goal is not simply to clean glass. We strive to identify conditions that may affect the appearance, performance, and long-term condition of a building's exterior. Because good information leads to better decisions.
